City Center Market Owners and Shoppers,
As we wrap up 2024 and look forward to the new year, I am delighted to provide you with an update on our current progress and upcoming steps of our expansion project. At the December Board Meeting, the Board selected our general contractor, Kissner Construction. The decision to go with Kissner Construction brings a sense of familiarity and confidence, given their exceptional work on the construction of City Center Market when we first relocated to our current location and the subsequent deli and coffee shop remodel. We look forward to collaborating with Kissner Construction once again!
While selecting the contractor was a pivotal step, several major tasks remain before the Board can make a decisive move forward with the expansion. Currently, our focus has shifted to interior design. The team is meticulously selecting color schemes, dining room furniture, signage, and lighting to create an inviting space. Concurrently, we will begin planning the outdoor design, including the façade and external signage. Alongside these design efforts, we will be actively pursuing grant applications and continuing our owner investment program. These initiatives are crucial for securing the necessary funding to support our expansion. Additionally, we are working with our landlord to finalize lease terms, a critical component of our financial planning. Upon completing the interior and exterior designs, we will have detailed cost estimates we will use to seek funding from financial institutions to bridge any financial gaps.
Once we have financial figures from the institutions, we will update our pro forma and conduct a thorough affordability and risk analysis. The Board will then evaluate whether to proceed with the expansion or make necessary adjustments. While we remain optimistic about breaking ground in the spring, there is a possibility that timelines may shift based on financing outcomes.
